The borough average fell 2.3% in a year to £391,521, a fourth monthly fall in a row. Only Wokingham fell faster nearby, and July has been revised down.
The average home in Bracknell Forest was worth £391,521 in August 2026. That is £9,115 less than a year earlier, a fall of 2.3%.
It was the fourth monthly fall in a row, and it leaves the borough at its lowest average since March. The figures come from HM Land Registry’s UK House Price Index, published on 21 October. (UK House Price Index for August 2026)
Two things to know before the numbers. The UKHPI average is a mean, not a median, so a few expensive sales pull it up. And Bracknell Forest covers Binfield, Warfield, Winkfield, Crowthorne and Sandhurst as well as the town, so this is a borough figure, not a Bracknell town figure.
July was worse than first reported
When we reported the July index last month, Land Registry put the borough at £395,413, down 1.4% on the year. This month’s release restates that. July is now £392,113, down 2.2%.
The revision runs back through the year. The May figure we quoted as this year’s peak, £401,484, is now £398,700. On the revised series the peak was April, at £399,150. The most recent months are always provisional, because sales keep being registered for weeks after they complete. This was a larger restatement than usual.
| Month | Average price | Change on month | Change on year |
|---|---|---|---|
| March 2026 | £390,936 | +1.4% | -0.5% |
| April 2026 | £399,150 | +2.1% | +0.6% |
| May 2026 | £398,700 | -0.1% | -0.3% |

| July 2026 | £392,113 | -0.6% | -2.2% |
| August 2026 | £391,521 | -0.2% | -2.3% |
Since April the borough average has fallen by £7,629.

What it means for you
If you are selling, the borough average is down for a fourth month and every type of home is now lower than a year ago. A flat has lost most, about £8,600 on the borough average since August 2025.
If you are buying your first home, prices have moved your way. The first-time buyer average is about £6,200 lower than a year ago.
If you are comparing with Camberley or Yateley, the gap is widening. A year ago Surrey Heath’s average was about £50,800 above Bracknell Forest’s. It is now about £66,500 above.
If you are watching the trend, treat July and August as provisional. This release shows how far a month can move: July was cut by £3,300 in one go.
If you want a figure for your own area, the borough mean is the wrong tool. Our Bracknell house prices page has median sale prices by area across the borough.
